How the math works
Booked nights = 30.4 average days per month × your occupancy rate. Stays per month = booked nights ÷ average stay length. Gross revenue = booked nights × nightly rate, plus the cleaning fee you charge on each stay. From that we subtract the platform host fee, what you actually pay your cleaner per turnover, and your fixed monthly costs. What remains is net profit, shown monthly and annually with your margin and profit per booked night.
Inputs that hosts most often get wrong
Occupancy is the big one — new hosts assume 80%+ but most markets settle between 50% and 70% across the year. The second is cleaning: if you charge guests $120 but pay your cleaner $100, only $20 of each cleaning fee is margin, and short average stays multiply turnovers. Third is the quiet fixed costs — supplies, streaming subscriptions, pest control, lawn care — that rarely make it into a host’s mental math.

What platform fee should I enter?
Airbnb’s split-fee model charges hosts about 3%. Airbnb host-only pricing (required for hosts using property software with API connections, and for most hotels) is 14–16%. VRBO’s pay-per-booking is 5% commission plus 3% payment processing. Booking.com is typically around 15%.
What counts as a fixed monthly cost?
Anything you pay whether or not the calendar fills: mortgage or rent, utilities, internet, insurance, HOA dues, subscriptions, software, lawn or pool care, and an honest average for supplies and small repairs.
