Shareable Owner Reports: A Live Property P&L Without the Spreadsheet Chase
A Standing Link Instead of a Monthly Attachment
Owner reporting often turns into the same recurring task: export bookings, reconcile expenses, rebuild a spreadsheet, save a PDF, and send another attachment. The new Share Reports tab inside Profitability replaces that repetition with one controlled URL whose numbers stay aligned with the current property records.
The recipient does not need a HostMoat account. They can choose any available month, year to date, or the complete selected year, then print or save the statement as a PDF.
The Public Report Has a Smaller Data Boundary
A financial statement does not need the guest database behind it. HostMoat sends only the fields required to calculate and display the allowed report. Guest names, email addresses, phone numbers, booking notes, transaction descriptions and memos, and the property street address stay out of the public response.
Fixed property costs and depreciation are separate opt-in sections and start hidden. Normal operating costs — including prorated annual platform fees — remain visible because removing them would overstate operating performance.
The Same P&L Math as the Host View
Profitability and the public statement now share one calculation path. Prepaid charges, cancelled-booking receipts, Stripe refunds, commissions, booking-linked expenses, operating transactions, annual platform fees, rental-use allocation, fixed costs, and depreciation are not reimplemented in a separate reporting formula.
That shared calculation matters more than the link itself. An owner statement is only useful if the host and recipient see the same bottom line for the same period and visibility settings.
How to Share a Report
- Select the property and open Profitability.
- Choose Share Reports. The first visit creates a disabled link.
- Decide whether fixed costs or depreciation should be visible.
- Enable the link, open it in a private browser, and confirm the statement.
- Copy the URL to the recipient. Disable it to pause access or rotate it to invalidate an old URL.
A Confidential Document Link, Not an Owner Login
Anyone who holds an enabled URL can read the allowed statement. HostMoat applies rate limiting, uniform not-found responses, no-index directives, no-referrer behavior, and private no-store caching, but the host should still handle the URL like a confidential document link. Rotation is the immediate response when the wrong person receives it.
