Demand calendar explained
The demand score combines five signals into one number: US or Mexico public holidays, weekend premiums, local events (concerts, conferences), booking lead time (high demand = short lead time), and seasonal patterns from your own booking history. Scores run 0–15. Christmas week regularly hits 12+. A random Tuesday might score 2. Suggested rate uses two-tier scaling so high-demand dates don't just get a 10% bump. They get a proportional premium.

HostMoat pulls nearby listings that match your property and shows booked-rate comparables separately from published asking-price supply. Airbnb room IDs are preserved exactly, including modern 18- and 19-digit IDs. Gap analysis provides context without pretending the two datasets are interchangeable.
